Year-round mountain high

Above + Beyond Niseko, a resort development in Japan’s fast-becoming-popular ski destination Niseko, is open for long-term investment.

According to the Japan External Trade Organization (JETRO), Niseko was the country’s highest property growth area 2007 with land values increasing by up to 33 percent. The hotel portion will feature a total of 102 one-, two- and three-bedroom suites, while the residential component will have 22 four-bedroom residential chalets with private basement hydro pools and rooftop hot tubs.

Other facilities include an international restaurant, spres ski bar, wine cellar, traditional onsen thermal baths, spa, gym,  indoor heated pool, library and meeting spaces - all right by the ski slopes.

Ginn Lai, Above + Beyond executive director, however, made an effort to stress Niseko’s year-round appeal. “The ski season here is from late November to early May. But summer activities are starting to evolve. That’s what Above + Beyond is keen to drive.

“There’s horseback riding, fly fishing and golf. In fact, there’s more to do here in summer than winter.”

To attract a different kind of clientele, Above + Beyond is planning to put up a 300 square-metre conference hall for 200 participants classroom style and boardroom for 15 people.

Lai told Business Traveller that sales of hotel/resort guestrooms was “increasingly the trend”.

He said: “We’re seeing chains like the Ritz-Carlton and Shangri-La moving in that direction - promoting investing in a resort. It represents a great deal for the investor because of it’s a higher-yield lease.”

Above + Beyond Niseko enjoys uninterrupted views of Mount Yotei and minutes away from the ski lifts and Hirafu Village which has a lively nightlife.
